Why you need representation when you buy a new home/condo.
I cannot tell you how many times people think they do not need a Realtor when they buy a new home,only an existing property.They get burned often.
Case in point: Yesterday one of our clients walked into a builder (we sold their listing last week),fell in love and the builder rep wrote a contract. He was a Realtor too and put his name on the contract as representing both the builder and our client even though our client said they had a Realtor. The client got suspicious and contacted us prior to signing. Thankfully. It was so slanted to the builder and our client was getting taken advantage of....they were to pay list price,no appliances,buyer to pay all closing fees and sellers side of title work! They were also charging them additional for upgrades.What a rip-off. We looked after their best interests and negotiated a more fair contract.
Good Realtors know the market,existing and new construction. They know how to negotiate with builders and sellers to get you the home you want at the lowest possible price under the best terms.
